Duties and Responsibilities
- Develops intricate cost estimates for competitive bids and negotiated proposals across multiple projects.
- Manages and finalizes bid forms, bid bonds, and other related documentation for bid projects, including general requirements. Engages in and summarizes activities on bid day.
- Assembles material and cost summaries for vendor quotes, including quantity surveying of materials and maintaining an audit trail.
- Assesses financial risks to the company and ensures that fee enhancements align with estimates, addressing contract risk. Collaborates with operations to evaluate and reduce risk.
- Monitors value creation items from inception to inclusion and records them in project documentation.
- Leads feasibility studies on the life-cycle costs of building systems and directs efforts to collect, analyze, and archive project cost history.
- Delivers and advocates for estimates and proposals, and takes part in project procurement presentations.
- Provides analysis of building components and MEP (mechanical, electrical, plumbing) systems, and supports operations staff with project logistics, staging, phasing plans, and coordination.
- Enhances project profitability by applying a comprehensive understanding of insurance structures, fees, and rates.
Qualifications
- Over 10 years in the construction industry with at least 5 years of experience in estimating.
- Required experience in mechanical estimating, specifically HVAC.
- Proficiency in construction estimating software and technology, including Lens, Revit, ASE software, MS Office, and advanced Excel skills.
- Ability to conduct quantity surveys and interpret drawings and specifications.
- Familiarity with Lean processes and philosophies.
- Knowledge of MBE (Minority Business Enterprise), WBE (Women’s Business Enterprise), and SBA (Small Business Administration) regulations.
- Valid and unrestricted driver’s license is necessary.
- May involve occasional overnight travel.
