Construction Manager (Commercial)

The HT Group is partnering with a construction subsidiary of an established global manufacturer looking for an experienced Construction Manager for an immediate direct-hire need. This position will require experience in commercial construction projects and not residential/homebuilding. Details include:

* Leads, directs and coordinates the day to day management of the project

* Reports to: Architectural Team Manager

Job Descriptions

  1. General Requirements
    1. Develop a comprehensive working knowledge and understanding of the contract documents (including company’s contract, plans, specifications and applicable codes).
    2. Lead, supervise and manage subcontractors’ work
    3. Ensure strict adherence to safety, ethics and compliance requirements at all times.
    4. Overall responsibility for communication of information amongst all project team members.
    5. Establish and maintain procedures with the design professionals, consultants, owner and subcontractors for information flow, approvals, meetings, reporting, applications for payment, etc.
    6. Work with preconstruction, estimating and purchasing in development of initial project budget.
    7. Lead the preconstruction effort as it relates to project Engineering and the specific project needs.
    8. Conduct thorough construction document reviews and examine all documents for constructability and QA.QC.
    9. Bring all concerns to the attention to the appropriate design professional for resolution.
    10. Participate in preparation of various studies, recommendations for materials and methods, and cost estimates.
    11. Prepare a detailed contract items list including all significant items required for the construction of the project.
    12. Develop trade scope of work documents for bid packages, major material and equipment purchases.
    13. Prepare a procurement schedule for subcontractors, major material and equipment purchases to ensure timely buy-outs and overall compliance with the construction schedule is maintained.
    14. Schedule, conduct, and documents all job meetings, owner-architect and coordination meetings.
    15. Manage the subcontract change order process including review of subcontractor estimates, negotiate change orders, and obtain required owner approvals and preparation of subcontract change orders.
    16. Manage project close-out, including securing warranties, guarantees, and acceptance of work, subcontract and vendor close, final payment and records retention.

      1. Industrial and Manufacturing Project experiences desirable
      1. Architectural Sub-contractor Management
        1. Structural Work: Concrete and Steel Structure
        2. Precast Panel work
        3. Cladding Work: Aluminum Composite Panel, and Glass(Unit and Stick System)
        4. Architectural Work: Masonry, and Waterproofing
        5. Misc Steel work: Ladders, handrails etc.
    1. Construction Management Work
      1. Civil and Architectural Work
        1. Supervise and manage several concurrent mid(2M)-small(1M or less) size packages
        2. Change order management with client.
        3. Provide technical advices and supports regarding architectural work to mechanical and electrical team and sub-contractors.
      1. Construction Programme
        1. Excel based package schedule(A.K.A. room schedule) development and weekly update for Client report
        2. Weekly package summary report (1 page per package) for Client report
        3. Weekly target completion and milestone review
      2. Site logistics plan
        1. Report to SAFETY Team following on Monday
          1. Contractor staging plan
          2. Road closure and crane plan
          3. Other architectural work plan
    1. Package Execution: Plan-Do-See-Check
      1. Draft and provide technical conditions at ITB
      1. Develop and present technical method statement to client at KOM
      2. Submittal and Transmittal management
      3. Close-out and As-built design documentation management
    1. Computer Skills
      1. Microsoft Office
      1. Knowledge of general project management and scheduling software desirable.
      2. Ability to use Microsoft Project or Primavela/Suretrak based Scheduling software
      3. Knowledge of Autodesk CAD desirable
      4. Knowledge of Sketch-up, Revit, Navisworks and Tekla Structures desirable
      5. Knowledge of MIDAS, ETABS is a plus
  1. Qualifications
    1. A minimum of five years’ related experience or an equivalent combination of education, training and/or experience.
    2. Bachelor’s degree is preferred.
    3. Master’s degree of Structural or Civil Engineering or equivalent combination of education, training/ or experience is a plus
    4. Knowledge of estimating, construction costs, scheduling, purchasing, and engineering principles and techniques, various construction methods and installation procedures; and a general understanding of the operation of various building systems, strong computer skills and a familiarity with Microsoft Outlook suite of programs.
    5. Demonstrated ability to thoroughly understand drawings and specifications, general contract and subcontract documents, materials, means and methods.
    6. Very strong oral and written communication skills required.
    7. Demonstrated leadership and interpersonal skills.
